Before you go unconditional, ask the agent and vendor these questions — in writing, so the answers are on the record:
- Any past or current weathertightness issues, leaks or mould — even resolved ones?
- Any structural issues: cracking, subsidence, foundation movement?
- Any unconsented building work or missing Code Compliance Certificates?
- Has the property ever flooded or had surface ponding — even in heavy rain?
- Any known issues with water supply, wastewater or drainage (septic history, grinder pumps)?
- Any insurance claims in the last 10 years, or difficulty obtaining cover?
- Any boundary, fencing or neighbour disputes, past or present?
- Any known hazards: asbestos, methamphetamine contamination, land instability, red-sticker history?
- What is the age and condition of the roof, cladding, and major chattels?
- Is there anything else a reasonable buyer would want to know?
Why writing matters
An honest "no" costs the vendor nothing. A dishonest "no" in writing is evidence. And a refusal to answer tells you something too — a structured process records that factually, either way.
